My sister and I were selling our mother's house. It was a lovely old Victorian in Brighton that had been continuously occupied by our family for 40 years, but the house's configuration made it challenging to sell. It was officially a three-family house, but our multi-generational occupancy had the first two floors open to each other, and the large first floor had a single bedroom while the second floor had four, making it a tough sale to anyone looking for a traditional three-family. Plus, the house came on the market in the middle of rising interest rates. Several open houses didn't produce much traction.
